I found a cheap lot. Can I really build on it? +
Maybe. Low percolation soil is common in TN — about 1 in 4 rural parcels has perc test issues. A conventional septic system costs $3K–$8K, but if the soil fails, you could be looking at $15K–$30K+ for an engineered system (mound, drip, or advanced pretreatment) or losing the ability to build entirely. PrePerc tells you which tier your parcel falls into before you invest in a formal test or make an offer on the land.
Is this a substitute for a real perc test? +
No. A real perc test is required for permits. PrePerc is a pre-filter — it tells you whether a parcel is worth the time and money to commission a formal test. Think of it as due diligence before due diligence.
How accurate is the score? +
Our model catches about half of failing parcels at our highest confidence level (RED tier), and most failures are flagged at some level. We prioritize catching bad parcels over calling good ones risky — the cost of a false negative (buying land you can’t build on) is much higher than the cost of a false positive (a perc test you’d have done anyway).
Which counties do you cover? +
We currently cover the entire continental United States via Sentinel-2 satellite imagery. Coverage is expanding to Alaska and Hawaii.
Do you need access to the property? +
No. Everything comes from satellite remote sensing and public data. No field visit is required.
